Asbestos Surveys

Asbestos is still present in millions of UK buildings. If disturbed, it can release harmful fibres that pose significant health risks and lead to serious legal consequences.

We  provide professional asbestos surveys, sampling and guidance to help you understand risk, stay compliant and protect building users.

Types of Asbestos Surveys We Offer

Management Asbestos Survey (MAS)

Required for the continued safe occupation of a building. A Management Survey identifies and assesses the condition of asbestos-containing materials (ACMs) that may be disturbed during normal occupation, routine maintenance and minor works.

The report includes:

  • Locations of ACMs
  • Material and priority risk assessment
  • Photographs and sampling results
  • Recommendations for safe management
  • Asbestos register for ongoing use

This is the minimum legal requirement for non-domestic premises and communal areas of domestic buildings.

Refurbishment & Demolition (R&D) Asbestos Survey

Required before any intrusive refurbishment or demolition work. This survey is more invasive and aims to locate all ACMs within areas affected by planned works.

Key features:

  • Fully intrusive inspection
  • Localised destructive investigation
  • Detailed sampling and analysis
  • Essential for contractor safety
  • Required before commencement of work

This survey ensures planned works do not disturb hidden asbestos, preventing exposure and legal breaches.

Asbestos Sampling & Testing

If you only need a specific material tested, we offer standalone sampling. Results are analysed by UKAS-accredited laboratories.

Your Responsibilities and UK Legislation

The legal framework for asbestos in the UK is primarily governed by The Control of Asbestos Regulations 2012 (CAR 2012)

Under CAR 2012, the “duty to manage asbestos” applies to:

  • All non-domestic buildings (commercial, industrial, public buildings)
  • Communal areas of domestic premises (stairwells, corridors, plant rooms, shared spaces)
