Why Asbestos Surveys Matter

Properties built before 2000 may contain asbestos in materials such as in ceilings, insulation, tiles, roofing, pipe lagging, textured coatings and more.

An asbestos survey will:

  • Identify Asbestos-Containing Materials (ACMs)
  • Assess condition and risk
  • Provide recommendations for safe management
  • Support legal compliance for duty holders
  • Protect occupants, workers and contractors

Who Needs an Asbestos Survey?

You need a survey if you are:

  • A landlord, freeholder or managing agent
  • A commercial property owner or occupier
  • Planning refurbishment or demolition
  • A contractor or builder about to start work
  • Responsible for the safety of employees or building users
  • Even small-scale works (e.g., rewiring, replacing ceilings, boiler swaps, bathroom refits) may disturb asbestos and require an R&D survey.

Duty holders must:

  • Identify asbestos in the building
  • Assess the condition of ACMs
  • Keep an up-to-date asbestos register
  • Prepare and maintain a management plan
  • Ensure the plan is implemented
  • Provide information to anyone who may disturb the ACMs
  • Review the plan and register regularly

Failing to comply is a breach of UK law and can lead to enforcement notices, prosecution, fines and liability for exposure.
